with perforated ceramic brickwork

• Grey wood-effect ceramic cladding with metal substructure and concealed
anchors with perforated ceramic brickwork
• Marble-effect ceramic cladding with metal substructure and concealed anchors

Interior sheet:
• Air chamber and interior lining of double Pladur-type plasterboard, with
concealed self-supporting substructure and glass wool as thermal and acoustic
insulation.
• In wet areas, the plasterboard panels will be waterproof.

EXTERIOR:
Windows:
• Concealed grey anodised aluminium carpentry on the exterior and interior, with
thermal break.
• Possibility of automation with programmer.
Glazing:
• Double glazing with intermediate air chamber: exterior tempered glass with dark
grey solar control coating, dehydrated air chamber and interior glass as required,
with thermal control coating.
Shutters:
• In bedrooms, except master bedroom with curtains.
Entrance doors:
• Security doors covered in dark grey lacquered glass.
• Stainless steel fittings and security lock.
• Stainless steel handle in brushed gold finish, according to design.
Garage door:
• Garage door with up-and-over opening, panelled in grey anodised aluminium.
• Motorisation and automatism with adjustable security system with manual
release.

• Railings recessed in the floor, STADIP 12+12 glass with butyral.

PARTITION SYSTEM
Partitions:
• Plasterboard partitions.
• Self-supporting metal structure, filled with sand mineral wool as thermal and
acoustic insulation, and double plasterboard.
• In wet areas, the plasterboard panels will be water-repellent.
• In the indoor swimming pool, the plasterboard panels will be replaced by
autoclave-treated cellulose fibre cement panels.
False ceilings:
• Continuous plasterboard false ceiling throughout the house; waterproofing in
wet areas.
• In outdoor areas and indoor swimming pool, autoclave-treated cellulose fibre
cement board.
• Recessed ceiling according to design for lighting and blinds.
FINISHINGS: INTERIOR WALLS
General:
• Finished with smooth plastic paint, anti-mould in wet areas.
Wet areas:
• Vertical walls in bedroom bathrooms, guest toilets and spa bathroom, tiled with
large-format porcelain stoneware.
• Vertical walls in indoor swimming pool area, tiled with large-format porcelain
stoneware.

CONDITIONING SYSTEMS AND INSTALLATIONS
Sanitation:
• The water drainage system of the house will be designed to be completely separate,
with independent networks for sewage and rainwater.
• The interior network will be carried out through false ceilings and skirting boards
by means of soundproof PVC pipes.
• Rainwater collection will be by means of siphonic drains and concealed grilles.
Plumbing, domestic hot water and solar energy production:
• Domestic hot water will be produced by means of a high-efficiency energy system
consisting of an aerothermal heat pump.
• A photovoltaic installation will be planned, consisting of a battery of highperformance photovoltaic panels with a high annual coverage.
Heating:
• A maximum comfort heating installation will be planned by means of underfloor
heating and cooling in all rooms (except: garage, storage rooms and installation
room), with independent temperature control in each room through the domotic
system.
• Installation of mixed radiators and towel rails in the bathrooms.
Air conditioning:
• An air conditioning installation of maximum comfort and efficiency will be
designed, consisting mainly of a distribution of fan coils hidden in false ceilings in
each room, which will diffuse air through linear diffusers and fibreglass acoustic
ducts (except in the garage, storage rooms, installations, laundry room, bathrooms
and pantries).
• Independent temperature control in each room.
• Independent systems for climate control in the cellar.
Ventilation:
• Double flow ventilation system with high efficiency heat recovery units.

Electricity:
High-grade electricity installation with a three-phase supply consisting mainly of:
• Connection to the general external network, general protection and metering box
in the plot enclosure.
