A study has been carried out with different options for sale depending on buyer preferences (see attached options/prices drawings):
The following are the payment conditions under the turn-key contract:
1) 7% of the Total price including VAT is to be paid as a deposit. Once the deposit is received, the project will be off the market and no more offers will be accepted. This 7% will be used to immediately start with:
-Topographic study and project (already done)
-Geotechnical study and project (already done)
-Health and Safety project
-Final Design project and submission to the “Colegio de Arquitectos de Málaga” for validation and stamp
-Construction License and payment in official organism (Ayuntamiento de Estepona)
-Insurance contract and OCT
-Contract preparation with lawyers of both parties.
2) 13% of the Total price including VAT is to be paid at contract sign off. Based on previous steps this can be around week number 6 after deposit paid. During this period and before this 13% payment, our´s lawyer will contact buyer´s lawyer to agree the contract in all term and conditions.
3) As soon as these payments are effective and License to build is received from the Ayuntamiento de Estepona, the project construction activities will immediately commence. We estimate a total duration up to completion of about 14 months. We always try to mitigate this time and handover the property to the Client a bit earlier anyway.
4) The rest of the payment will be paid in a monthly basis and during the duration of the project up to completion. The monthly assessment, based on site progress, will be issued for payment by the Developer´s representative and signed off and certified by the Architect and Technical Direction of the project every 30th of each month, having the buyer 5 working days to review with his lawyer/representative and having to make the payment every 5th of each month without delay.
All these points will be accordingly reflected in the contract.
